Full Management Service

We undertake to advise on rent levels, furnishings and fittings, marketing, legal requirements, gas safety checks etc, as required. We will actively market the property, interview all suitable prospective tenants, take up references, check all references, and obtain financial status and past housing history.

We will prepare the legal documentation, prepare an inventory, read all service meters and advise the appropriate utilities companies, collect regular rent payment and obtain deposits, which are held with the ‘Deposit Protection Service’ (DPS). Thereafter, rent will be paid direct to my ‘clients’ bank account and the net rent will then be forwarded to your bank with a written statement to yourself.

We will physically inspect the property periodically to ascertain its condition and ensure that the terms of the lease are being observed. We will also check the property when tenants vacate. When necessary, we can arrange for repairs to be carried out promptly within an agreed budget. We will ensure all statutory certificates of safety are renewed as required.

A full detailed Inventory is £100 (One off payment) 

There is no tenant finders fee if we fully manage the property on your behalf.

Tenant Find Service

We will advertise the property, interview prospective tenants, take up and check references, obtain the financial status and past history of prospective tenants. We will prepare the tenancy agreement as well as an inventory and associated documents.

We will obtain a deposit and the first month’s rent, hand the property over to the tenant, and leave the day-to-day running to you. We will notify the appropriate utility companies of meter readings and advise the Council Tax department of the letting.

Our Tenant find service fee is equivalent of two weeks rent, to a minimum of £350 - £450. The deposit must also be protected by Law, and we hold an account with the ‘Deposit Protection Service’ (DPS) for which there are ‘NO FEES’.

A full detailed Inventory is £100 extra.

Rent Collection

Our fee is 8% of Gross rent for the period of the Tenancy (and including any extension or renewal). An inspection is carried out after 3 months and periodically thereafter.

With this option the Landlord is liable for arranging for repairs and maintenance issues as reported to Landlord by the tenant and for obtaining statutory safety certificates as and when required.

Full Property Management Service – for one property, our commission fee is 10% of gross rent received, deducted from the standing order payment to our bank account.

For 2 – 4 (two to four) properties, the commission rate is 8% and for 5 (five) or more properties, the rate is 7.5%.

A full detailed Inventory is £100 (One off payment) with no tenant finders fee if we rent collect on your behalf at the agreed commission.
